Atlantic Springs Place Apartments

The projectors and popcorn are gone and the trucks are moving in to kick off construction on a new apartment complex on the site of a defunct AMC movie theater in northeast Raleigh.

Raleigh developer Dominion Realty Partners is starting work on the 264-unit Atlantic Springs Place Apartments. DRP recently bought the site at 5501 and 5591 Atlantic Springs Road for $7.9 million, according to Wake County property records. The movie theater closed in 2020.

Dominion plans to deliver the first units in the fall of next year.

Amenities at the apartments will include a pool and green-activity lawn, automated package delivery system, exercise facility with interactive fitness class studio and a club and game room, according to DRP. 

“This site is a great case study in the changing dynamics of our market. Covid got the best of the movie theater’s business, but we were able to find a way to capitalize on this opportunity,” DRP Principal Chris Carlino said in a statement. “I think we will start to see a lot more repositioning of older assets, as the desire to develop and own real estate in this market continues to grow. We are appreciative of the city’s support in helping us get to this point as they continue to be a great partner, helping to grow the community in a smart and sustainable way.” 

As with many of its projects, DRP plans to incorporate a number of sustainable features into the community and says it plans to obtain a green designation from the National Association of Home Builders.

“The Northeast Raleigh submarket has long been a desirable area that has recently seen a need for newer attainable housing options. We believe Atlantic Springs Apartments will help with this void,” Carlino said.

Citizens Bank (NYSE: CFG) is providing financing. Rule Joy Trammell & Rubio and Piedmont Land Design are the designers. Armada Hoffler is the general contractor overseeing construction. Dan Marquardt with The Marquardt Group assisted in the property sale.

The project joins a number of developments DRP has in the works in the Triangle and across the Southeast. Elsewhere in Raleigh, DRP has begun construction on the Fox Crossing Apartments, calling for 240 units across a collection of 3-story buildings. And in downtown, the company is eyeing a 2022 start on its multi-tower Salisbury Square project.

Everly on 401

A local developer is kicking off construction on a new apartment community in Raleigh just outside the Intestate 540 loop. 

This week, Dominion Realty Partners of Raleigh announced the start of construction on the Fox Crossing Apartments, calling for 240 units across a collection of 3-story buildings.

The project is situated on 8.6 acres at 7001 Louisburg Road by Wake Tech’s 127-acre Scott Northern Wake Campus and down the road from a Food Lion-anchored retail center.

“This is a really booming area of the market that we are excited to plant a flag in,” said Chris Carlino, DRP principal, in a statement. “We are strong believers in the growth of the 401 corridor and as our population continues to grow, so does the need for attainable housing communities. Having a nearly 130-acre campus for Wake Tech across the street from us will be huge benefit to our tenants.”

The northeast Raleigh corridor along Louisburg Road (Highway 401) is seeing interest from both commercial and residential developers. North of the site for the apartments, KB Home (NYSE: KBH) has filed plans for 173 new single-family homes adjacent to the Highland Creek subdivision.

DRP bought the Fox Crossing site for $4.165 million this month, according to Wake County deed records. 

The company plans to deliver the first units next summer. Amenities include a large resort-style pool, green activity lawn, automated package delivery system, exercise facility and a club and game room. DRP will also include green and sustainability considerations throughout the design and plans to obtain a green designation from the National Association of Home Builders.

It will be the company’s 35th green certified development. 

Pinnacle Bank (Nasdaq: PNFP) is providing the financing for the project. Piedmont Land Design and Rule Joy Trammell & Rubio designed the project. 

Armada Hoffler will be the general contractor overseeing the construction, and Sam Costello with Bell Commercial assisted in brokering the sale of the land. 

The company filed plans for the project earlier this year.

The project is DRP’s fourth apartment groundbreaking this year, including two high-end communities in Richmond, Virginia, and one in Greenville, South Carolina. 

In the Triangle, the company has a number of projects underway and in the works. It’s biggest in the area – Salisbury Square in downtown Raleigh – calls for pair of 20-story mixed-use towers and a 4-story residential building wrapping around a parking deck.

Peterson Station

Dominion Realty Partners (DRP) is proud to announce they have partnered with longtime landowner and entrepreneur Jeff Peterson and have commenced construction on their latest multi-family development project, Peterson Station at Sunset Lake. The project will add 316 apartments luxury residential unitsto Holly Springs on the corner of Sunset Lake Road and Stephenson Road. Along with the apartments, the project will include 43,000 square feet of ground floor retail that will be owned and managed by Peterson Properties, LLC. The 19-acre development is situated less than a mile from the future I-540 extension at Holly Springs Road.

Jeff Peterson first started working on his vision for the site in 2014. The Exchange Apartments

Charlotte, NC

Dominion Realty Partners (DRP) is proud to announce they have closed the debt and equity for their latest multi-family development, The Exchange Apartments. Construction is expected to commence this month on the project which will add 252 apartment and townhome luxury residential units to the Exchange Business Park located on 15.8 acres directly off I-77 and Tyvola Road.

Boulders Lakeview

Chesterfield County, vA

Dominion Realty Partners (DRP) is proud to announce it is breaking ground on its latest multi-family development project in the greater Richmond area, Boulders Lakeview. Boulders Lakeview will consist of 212 Class A apartment units located at 1001 Boulders Springs Drive, Richmond, VA. The complex is adjacent to Boulders Lakeside, a 98% leased, 248-unit community that DRP opened in August of 2020.

The site is in one of the 212 Qualified Opportunity Zones in the Commonwealth. As part of the 2017 Federal Tax Cuts and Jobs Act of 2017, investors receive tax benefits by investing unrealized capital gains in qualified census tracts.

The 27-acre community lies just off the bustling Midlothian Turnpike and Chippenham Parkway, connecting the submarket with Downtown Richmond. The site is within the Boulders Office Park and across the street from Chippenham Hospital. The Slater Road development will add 199 apartment units with 15 of the units designated as affordable and a 125,000 Square Foot office building in the Perimeter Park corridor of Morrisville. The project is located at 0 Slater Road, Morrisville, NC. 

Positioned directly off Interstate 540 and Interstate 40, the Property sits just outside of Perimeter Park and has unparalleled access throughout the Triangle. The apartment community will sit on the 12.5-acres located to the west of Slater Road, whereas the office project sits on the 9 acres to the eastern side of Slater Road. Dominion Realty Partners (DRP) and J.P. Morgan are proud to announce they have commenced construction on its latest multi-family development project, The Apartments @ Innsbrook Square. Innsbrook Square will consist of 305 Class A apartment units located at 5000 Dominion Blvd, Richmond, VA. In addition to the Apartments, the community will include 58 Townhomes for sale. The project is in the heart of Innsbrook, located adjacent to Dominion Energy’s Headquarters.

This will be DRP’s second entrance into the Greenville market as they purchased the Ogletree Building, a 61,047 square foot office building located in downtown Greenville, in 2018.  Adams Hill will consist of 320 Class A apartment units located at 355 Pelham Road, Greenville, SC. The complex is located at the corner of Haywood and Pelham Road, and will be accompanied by corner front retail.   PGIM Real Estate is the real estate investment business of PGIM, the $1.5 trillion global investment management businesses of Prudential Financial, Inc. Holly Springs Apartments will consist of 239 Class A garden style apartments located in Holly Springs, NC.
