Another newly built Innsbrook apartment complex has changed hands. The 305-unit Innsbrook Square has sold for $81.7 million or $268,000 per door, according Henrico County property records. 

The buyer in the March 3rd deal was NYL Investors, a subsidiary of life insurance giant New York Life. 

Not to be confused with Innslake Place, which itself sold in recent weeks for $51 million, Innsbrook Square was developed at 4301 Dominion Forest Circle by Dominion Realty Partners and completed in 2023.

Innsbrook Square was about 93% occupied at the time of the sale and was most recently assessed by the county at $67.4 million. Newmark’s Garrison Gore and Charles Wentworth brokered the deal.

The sale did not include the 58 townhomes that were developed as part of Innsbrook Square, as those are being sold to private owners by homebuilder HHHunt.

In this role, Gary is responsible for sourcing and executing development opportunities throughout Virginia, North Carolina, and South Carolina.

Prior to joining Dominion Realty Partners, Gary held development roles at Oxford Properties and RangeWater Real Estate, overseeing the successful development of more than 1,800 multifamily units across the Charlotte and Atlanta markets. Earlier in his career, he worked in Public Finance at Davenport & Company, contributing to more than 60 municipal bond issuances totaling over $1.8B in value.

Gary holds an MBA from the University of North Carolina’s Kenan-Flagler Business School and a Bachelor of Arts from the Virginia Military Institute, where he competed in Division I baseball. He lives in Richmond, Virginia, with his wife and son, and enjoys golfing, fly fishing, and spending time with family and friends.
